The Opportunity We are seeking a highly motivated and experienced independent contractor to join our team as an Investment Sales Representative.This is a 1099 position where you will be responsible for generating leads, building client relationships, and closing deals on investment properties within the Affordable Housing sector. You will be working independently, but with the support of our team and resources. As an Investment Sales Broker focused on affordable housing, you will work in a high-growth environment where you can play a critical role in building and advancing. Key Responsibilities Advise clients on customized real estate investment strategies and goals. Conduct detailed financial analysis and underwriting of investment real estate. Utilize BWEIS tools, resources, and technology to win business and foster relationships. Prospect and cultivate new client relationships and referral sources. Partner with the marketing team and production support team members to prepare and deliver compelling proposals to clients. Negotiate listing agreements, letters of intent, and purchase and sale agreements. Market exclusive listings to qualified buyers and negotiate offers. Research ownership records, market data, and industry trends. Preferred Qualifications 3+ years of investment sales experience with a proven track record of success in the affordable and workforce housing industry. Self-motivated and goal oriented. Ability to work independently and manage your own time. Strong financial acumen and ability to analyze investment opportunities. Knowledge of LIHTC, Section 8, and middle-income repositioning strategies. Excellent interpersonal, communication, and negotiation skills. Experience with CRM systems and market research tools Location: BWEIS is open to a national search to fill this opportunity.
